What a Shafter Agent Can Negotiate for You
Price is only one line of a contract. Repairs, credits, deposits, contingency periods and closing dates all carry dollar value, and the property type changes which of them matter most. These are the eight kinds of deals we work, each one negotiated with your net figure in view.
Residential Real Estate
Houses, condos and townhomes on either side of the sale. We compare recent closed prices, then negotiate the details that quietly move money: repair credits, closing cost help and the timeline.
Commercial Real Estate
Storefronts, shop buildings, offices and warehouses. Rent rolls, lease terms and operating costs get reviewed first, because a building is only worth what its income and use can support.
Agricultural Real Estate (Farm & Ranch)
Orchards, row-crop land, ranches and rural acreage. Water source, wells, pumps and zoning are verified during due diligence, since each one can swing the price by a wide margin.
Leasing & Rentals
Owners get a lease priced from comparable rents and written to protect the property. Tenants get help comparing spaces and pushing back on terms that cost more over time.
Buyer Representation
We work for the buyer only. That means an offer price backed by sales data, inspection findings used as leverage and no pressure to stretch past your budget.
Seller Representation (Listing)
Priced from closed sales, then marketed widely enough to pull in competing buyers. Each counteroffer is judged on what you net once every credit and cost comes out.
1031 Exchange Transactions
Selling what you own now and closing on its replacement within the 45-day and 180-day limits, coordinated with your qualified intermediary and your tax advisor.
Investment & Development Properties
House rentals, small apartment buildings and raw development ground run through income, expense and cap rate math before you make an offer, so the purchase price matches the return.
Four Moves From First Call to Funded Escrow
Define the target
We start with your goal and your limits: the deal you have in mind, the date it needs to happen, and the figure that makes it worth doing. That number becomes the yardstick for everything after.
Build the case with data
Sellers see a pricing sheet drawn from recent closed sales. Buyers get a search plan sized to what the lender approved. Owners weighing an exchange or a rental purchase get an income review or an exchange calendar. Every recommendation comes with the reasoning behind it.
Negotiate line by line
Offers and counters are compared on net proceeds or total cost, not just the headline price. Deposit size, contingency length, repair requests and closing date all get treated as bargaining chips, and we tell you which ones are worth spending.
Protect it through closing
Escrow is where agreed money can slip away. We watch the inspection, appraisal and loan deadlines, push back when a late repair demand or a low appraisal appears, and confirm the final figures before you sign.
Why Clients Trust Us With the Money Conversation
Most deals do not lose money in one big mistake. They lose it in small concessions nobody added up. Our approach is built to catch those.
Your goals go on paper first
Before we write or answer an offer, we list your must-haves on price, repair money, credits and the calendar. Each counter is then checked against that list, which keeps a tired afternoon of back and forth from costing you the point that mattered most.
The fee talk happens up front
You hear what the commission is, what it pays for and how any buyer-side compensation works before you sign a single agreement. No percentage shows up for the first time on a closing statement.
You are never left wondering
Calls get returned promptly, and during escrow you get regular updates whether or not anything has gone wrong. When a number changes, you hear it from us first, along with what we suggest doing about it.
Shafter and the North Kern Towns We Cover
Shafter is a farm town that keeps growing outward. Highway 43 runs north through it toward Wasco, Lerdo Highway heads east to Highway 99, and Minter Field sits just outside town with industrial and warehouse buildings nearby. Newer subdivisions border almond and pistachio orchards, so one street can hold a tract home, a small ranch and a parcel of farmland. We work that whole spread, plus the communities around it: Wasco and Buttonwillow to the west, McFarland and Delano up Highway 99, Rosedale, Greenacres, Oildale and Bakersfield to the south, and Richgrove and Earlimart across the Tulare County line.
Different land, different leverage
A tract home negotiates on condition and comps. A ranch negotiates on water, wells and crop history. We know which points carry weight for the property you are dealing with.
Comparable sales that really compare
Homes on acreage outside town and homes on city lots sell to different buyers. We pull comparisons that match the parcel, so your price or offer stands up under scrutiny.

Money Questions Shafter Buyers and Sellers Raise
Number-first answers to the questions that come up before money changes hands.
Can you lease out my property for me, or help me find a place to rent?
Yes, on both sides. Owners get a rent figure drawn from comparable leases, help screening applicants and a lease that spells out deposits, repairs and renewals. Tenants get help comparing homes or commercial spaces and negotiating rent and terms before signing.
What happens when the appraisal comes in under the agreed price?
You negotiate. The buyer can ask the seller to lower the price, the parties can split the gap, the buyer can bring more cash, or, if the contract has an appraisal contingency, the buyer can cancel within its deadline. We also review the appraisal itself, because a report built on poor comparisons can sometimes be challenged with better sales data.
What exactly will a listing agent do to get my home sold?
Set the price from recent closed sales, get the place ready to photograph and show, then put it in front of buyers and the agents who represent them. After that the real work is screening offers, negotiating price and terms, handling disclosures and keeping escrow deadlines on schedule. The aim is the highest net to you, not simply the quickest signature.
Is it smarter to sell before I buy, or buy before I sell?
That turns on your cash reserves, your loan options and how competitive the market is. Selling first gives you known proceeds and a stronger offer but may mean a short-term rental. Buying first spares you two moves, though it may call for a contingent offer or bridge financing, so we run both scenarios with real numbers before you choose.
How long is escrow, and what goes on while it is open?
Many financed purchases close in roughly a month to six weeks, and cash deals can move faster. During escrow the buyer inspects, the lender appraises and underwrites, the seller delivers disclosures and title is checked. Each step has a contract deadline, and we track every one so neither side loses rights by missing a date.
Who pays the agent, and what does representation cost?
Most agents earn a commission paid out of escrow when the deal closes, calculated as a share of the price. Sellers normally pay the agent who lists the home and can elect to put money toward the buyer's agent as well, while a buyer signs a written agreement saying how their own agent will be compensated. You see the exact figures before anything is signed.
What are the 45-day and 180-day rules in a 1031 exchange?
An exchange lets someone who holds rental, farm or business real estate sell, buy like-kind property and defer capital gains tax, as long as the rules are met. The clock starts when the old property closes: candidates must be named in writing within 45 days, and the purchase must close within 180. Your qualified intermediary holds the money in between and your tax advisor handles the tax questions, while we run the sale, the search and the purchase on that schedule.
A Shafter Agent Who Treats Your Equity Like It Matters
Shafter Real Estate Agent exists for people who want a strategist in their corner, not just someone to open doors. You get a clear target set before the first offer, negotiation measured in dollars rather than adjectives, and escrow watched closely enough that agreed money stays agreed. That holds for a starter home, a commercial building, a block of farmland or an exchange property.
